Infrastructure planning and development fees
All development applications are circulated to Niagara Region for review unless a pre-consultation determines the proposal is exempt. Learn about fees for Regional review of planning applications.
How fees are determined: Final fees depend on the complete application submission date to the city or town, and the type and nature of the development.
When fees are due: All review and processing fees must be received by Public Works before Niagara Region submits comments or recommendations to the city or town.
Refunds: Fees are not refundable if an application is refused or only partially approved. Fees may be returned if the applicant voluntarily withdraws before staff begin their review.
Peer review: In addition to review fees, Niagara Region may require the applicant to cover the cost of peer review for specific technical studies.
Municipal exemptions: All development applications initiated by a city or town are exempt from Niagara Region's development review fees.
Wainfleet, Welland and West Lincoln: These municipalities conduct their own private sewage system review, so the Regional private septic system review fee doesn't apply.
